At Incubate Design, we offer range of services from new build to renovation or addition of your house to interior fit outs of commercial properties. Below are the steps / services involved in general and may vary depending on the councils or the pathways we choose for approvals. We have also put down the tentative pricing for each services for your reference only and based on presumption. Please contact us to get the detail quote of services we provide for each services, It may be more or less based on your site location, council and lot size.
FEASIBILITY STUDY $95/hr
We advise client before they buy a property with respect to the possibilities of adding a secondary unit, making it a duplex or an additions to the property, solar aspect. We give a conceptual drawings and advises with a small report to give you a better understanding of your future home.
DA SERVICES - (COUNCIL APPROVAL)
In this service, we prepare the drawings as per council requirements and help coordinates with other third party reports / drawings such as structural, BASIX, Landscape etc. We lodge the application on NSW planning portal and follow up with any queries they may have. We coordinate with council and get you the DA approval.
CC APPLICATION
All the Council approved DA needs to go through a CC application process. Sometimes councils approved DA with consent. At CC stage we incorporate those DA consents and coordinate with third party reports such as acoustic, bushfire, arborist etc. The drawings are more in detail and showcase the applicable BCA & NCC standards. We prepare the package and submit it to the Certifier.
CDC APPLICATION
Majority of the medium density housing are eligible to take the CDC pathway. This pathways is essentially a combination of DA and CC services where we perform all of the documentation / services mentioned in the CC services with the private certifier.
Interior Package
Interior of the house is a critical component in any custom home design. We detailed out kitchen, bathrooms, laundry, pantry, electrical layout, BBQ area, floor finishes drawings, fire & media place etc. We also include the interior finishes schedules, fixtures, and finishes by accompanying with you to visit the showrooms.
Interior Lifestyle Package
We are collaborating with interior designers and bespoke furniture showrooms to help you to select the best suited furniture based on your taste and budget. We prepare the mood boards for each room i.e kids room, principals suites, parents room, bathroom, living / dining areas and help you select the furniture style, curtains and color pallet which accentuate your living experience.
